When
do I call in the home inspector?
What happens during a home inspection? We start at the exterior of the property by inspecting the grounds, roof, garage, Chimney, foundation, structure and than we inspect the interior, such as basement, kitchen and appliances, Attic, bedrooms and bathrooms, heating , cooling system, electric, plumbing and a complete general condition of the premises. We always look for possible leaks that might be present. Client accompanies the inspector during the inspection. While inspecting the premises an oral report is given. Client is encouraged to be present at the time of inspection and ask any questions he may have. An inspection may take 2-3 hours depending on the size of the house.
What kind of report do I get? A 12 section easy to understand report is sent to the client detailing the findings of the inspection with a summery of the deficiencies found during the inspection along with our best opinion of the condition of the property. We provide on going support for any questions the client may have after the purchase of the property
Is an inspection an insurance policy or warranty against future repair? The scope of the inspection is a limited visual inspection of the general systems and components of the property. Our purpose is to identify any deficiencies of the systems or components which may be in need of immediate repair. The inspection will be preformed with compliance with generally accepted standard of practice. The home inspector is not able to predict repairs or maintenance that might happen later on while owning a house. Purchasing a home brings some risk and an inspection cannot eliminate this risk. Nor does an inspection give you an insurance policy or warranty. A comprehensive home inspection gives you a visual evaluation of the present house condition.
What if the report reveals problems? If the inspector finds problems in a home, it doesn't necessarily mean you shouldn't buy it. The report will let you know in advance what type of repairs to anticipate. A seller may be willing to renegotiate the purchase price because of significant problems discovered during the inspection, or may be willing to rectify the problem himself prior to closing. If your budget is very tight or if you don't wish to become involved in future repair work, you may decide that this is not the house for you. The choice is yours.
